FINALLY - WELCOME SPRING TIME!

With the completion of “The Sagamore”, Howie B is now more than 50 units strong and growing.  As we grow, we gain valuable insight from our tenants on the amenities that they want and then we try to provide them where possible.  Also, now that I am 50 years old and have 35 years experience, I am committing to hopefully another 50 years of learning in real estate. In 2010, look for some special noise to help us celebrate our 50th & 50th successes. You are clearly a part of our success. Thank you!

This was a very challenging winter, based on the weather and the economy, for all of us.  I have a positive forward-looking view that there are continuing challenges ahead but that the worst of weather and the economy are behind us, for now.  This is a great time for each of us to review and tweak our approach to our personal and/or business goals and successes.  What is Howie B doing to help you?  Each repair, renovation and visit to every property makes me ask the question of what can be done to make each property more efficient for us to maintain and more energy efficient for our tenant to control their utility costs.

Last year Howie B had BGE install programmable digital thermostats in all residential units with central air conditioning.  Each tenant will receive annual credits of up to $200 per summer based upon individually selected levels of participation.  The legwork is set; if you have not already done so, you must call BGE Peak Rewards® at 888.309.7325 to set your level of participation.  Unless you have special medical needs, I recommend that you go for the 100% participation maximum credit.  The amount of your credits will depend upon your level of participation.  This is a great program; I had it done in my home as a test and my home is more comfortable and the credits are great.  This program is also very environmentally friendly.

Here are a few more examples of what Howie B is doing for our tenants. As roofs are updated or replaced, they are being silver coated to deflect and not absorb the extreme summer heat and thereby reduce energy costs.  As we update units, insulation beyond building code is being used and Howie B is installing HVAC units with higher levels of efficiency.  In new units we have begun using tank-less hot water heaters which are designed to save energy and provide continuous quantities of hot water.  Additionally, Howie B continues to use only Energy-Star® appliances, replace many bulbs with the new energy efficient CFL bulbs, monitor water usage for leaks, and caulk and insulate from the outdoor elements.
 
These new advances and technologies cost more money initially. However, the cost savings to our tenants along with less wear and tear on the property and less weathering should become cost-effective in the long run and help reduce long-term maintenance costs.  Why do you care?  Because lower maintenance costs for us means better maintained properties at more affordable prices for our tenants.  As always, I want you to “Live and Work w/Howie B!”.

Reminders to All Tenants

  • For the safety of you, your family and neighbors - replace batteries in all of your smoke detectors.  Be sure that these smoke detectors are in place AT ALL TIMES.  (Required by fire code!)
  • Clear all curbs and downspouts areas of debris from the winter storms. This will allow spring rains to flow away from the property faster and not cause minor flooding or puddling.
  • Keep those trash can lids tightly sealed at all times and be sure to place trash cans and recycling out on the proper mornings for collection. City trash and recycling rules can be accessed at the City website or call 311 with questions.
